Each lease follows the official form and rules of the province its unit is in. Mavira checks every lease before it's saved, so a clause the law forbids never reaches your tenant. Quebec and Ontario come first, and we're planning to roll Mavira Space out to the other provinces next.

Tribunal administratif du logement (TAL)

  • Official TAL lease (Bail de logement, 2026 edition), in French by default
  • Rent increases calculated with the 2026 TAL method, with the notice ready to send
  • Notice to a new tenant (lowest rent of the past 12 months), filled in from your rent history
  • Blocks what Quebec forbids: deposits of any kind, late-fee penalties and flat NSF fees

Ontario

Residential Tenancies Act

  • Standard Form of Lease (2229E), in English or French
  • Rent deposit capped at one period's rent, plus a refundable key deposit
  • No late fees, and an NSF fee capped at $20, as the law allows
  • Landlord's legal name and address for notices required before signing
